Double Close Funding, Through an Independent Partner

Wholesaler double close: A-B and B-C closing on the same day
Have both contracts signed? We’ll introduce you to an independent funder for the A-B side, so both closings can be funded the same day. Give us at least 72 hours’ notice before closing. A week, or as soon as escrow opens, is ideal.

At a Glance (partner’s current terms)
  • Both closings funded the same day with advance notice, subject to approval
  • Funding covers 100% of your A-to-B purchase price, with no credit check. The independent funding partner makes all funding decisions.
  • Nothing upfront
  • Pricing quoted by the partner per deal
  • Deals up to $1.5 million, subject to the partner’s approval
What the partner typically requires
  1. The end buyer’s (B-C) funds are receipted in escrow before the A-B side is funded.
  2. All documents and title paperwork are fully signed.

Requirements are set by the partner and confirmed per deal.

What Is Double Close Funding?

Double close funding, also called transactional funding, is short-term capital that lets a wholesaler buy a property from the seller (the A-to-B transaction) and resell it to the end buyer (the B-to-C transaction) on the same day. You don’t tie up your own cash for the purchase price, and you don’t need to assign your contract. We introduce wholesalers to an independent partner that provides this funding. We don’t fund deals ourselves.

Who It's For

Double close funding fits wholesalers who have a property under contract and an end buyer ready to close, but who don’t want to bring their own money to the A-B side. It also fits when an assignment isn’t allowed, or when you’d prefer each closing to have its own settlement statement.

How a Double Close Works

From your first message to closing day, here’s how we fit in. We introduce you to an independent funding partner, and the partner makes all funding decisions.

  1. Submit Your Deal

Send us the basics on our short form. It takes about 3 minutes, and no documents are needed to start. Signed A-to-B and B-to-C contracts are needed before funding.

  2. Get Introduced

We usually review submissions within 1 business day. If the deal fits, we send one introduction email to you and the independent funding partner.

  3. The Partner Reviews And Decides

You work with the partner directly. The partner quotes terms, collects documents, works with your title or escrow company and makes all funding decisions.

  4. Schedule In Advance

Give us at least 72 hours’ notice before closing. A week, or as soon as escrow opens, is ideal. The partner typically requires the end buyer’s funds to be receipted in escrow before the A-B side is funded.

  5. Both Closings Funded The Same Day

Once your closings are scheduled, the partner funds the A-B side, and both closings are funded the same day, subject to the partner’s approval.
