Funding Details
Fundable Amount: Up to $100,000
Timeline: Up to 60 days (extensions available)
Upfront Fee / Return:
     Flat 5% non-refundable fee for every 30 days
     1–30 days = 5% upfront
     31–60 days = 10% upfront (maximum)
     Minimum return: $1,500
Before Requesting Funding
Please make sure:
   1.   At least 72 hours remain before the inspection period ends.
   2.  The EMD is refundable in the purchase contract.
   3.  A Mutual Release Agreement between seller and buyer is (or will be) signed.
(This can be done before or after requesting funding, but MUST be completed to proceed.)
 
After Requesting Funding
  1. EMD Loan Agreement is signed.
  2.
Non-refundable upfront fee is paid.
  3. Disbursement Agreement is
signed by the title company.
Note: We do nOT provide Proof of Funds for EMDs — only for Double Closings.

Important: We do nOT fund EMDs for properties that will be owner-occupied.
