1. Acceptance of These Terms

These Terms of Service (“Terms”) apply to your use of connectwithal.com and anything we offer through it, including our forms, the free checklist and our introductions. The site is run by AL Innovative Services LLC, a California limited liability company (“we,” “our,” “us”). By using the site or submitting a form, you agree to these Terms and to our Privacy Policy. If you don’t agree, please don’t use the site.

2. Who Can Use This Site

You may use this site only if:

  • You are at least 18 years old.
  • You are using it for business or investment purposes related to real estate. Our introductions are for business-purpose real estate transactions only. They are not for consumer, personal, family or household loans.
  • The information you give us is accurate and you are allowed to share it.

3. What We Do

We introduce real estate wholesalers and investors to an independent third-party funding partner that provides double-close (transactional) funding. Here is how it works:

  • You send us a short deal summary through our Submit a Deal form.
  • We review it. If it fits and you’ve agreed, we introduce you to an independent funding partner by email.
  • The funding partner works with you directly from that point on. It decides whether to fund, sets and quotes all terms, and handles its own documents, title and closing details.

We don’t have to review, accept or introduce any deal, and we may decline any submission for any reason.

4. What We Are Not

  • We are not a lender, broker or attorney. We don’t lend money, arrange loans, make credit decisions, or set, quote or negotiate rates, fees or terms.
  • We are not an escrow agent, title company or closing agent. We don’t hold funds or documents for any deal.
  • We don’t guarantee anything. We don’t guarantee an introduction, funding, approval, terms, timing or a closing. A funding partner makes all of those decisions on its own.
  • We don’t give advice. Nothing on this site or in our messages is legal, tax, financial, investment or real estate advice. Please talk to your own attorney, accountant or other professional before you rely on a double close or sign any contract.

5. Fees

We don’t charge investors or wholesalers for introductions.

6. Your Submissions

  • You are responsible for the information you send us. It must be accurate, complete and truthful, and you must have the right to share it, including any information about the property, the contracts, the seller or the end buyer.
  • Please don’t upload or send us contracts or other deal documents through our forms. If we introduce you, the funding partner will ask for documents directly.
  • If you agree on the Submit a Deal form, we share your contact information and deal summary with an independent funding partner so it can review your deal, as described in our Privacy Policy.
  • We may decline or remove any submission, or stop working with anyone, if we believe information is false or these Terms have been broken.

7. How We Contact You

  • When you submit a form, we may contact you by email about your submission.
  • We send emails about double closes and deals only if you checked the box agreeing to that. You can unsubscribe at any time using the link in the email or by writing to info@connectwithal.com.
  • If you checked the optional box on the Submit a Deal form, you agree that we may share your mobile number with our independent funding partner so it can call or text you about your deal. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of texts or HELP for help, or email info@connectwithal.com to opt out of calls and texts at any time. Agreeing to calls or texts is never required to use the site or submit a deal.

8. Funding Partners and Other Websites

Funding partners are separate, independent companies. We don’t control them and aren’t responsible for their decisions, terms, documents, actions or privacy practices. Once you’re introduced, any agreement you make is between you and the funding partner. Our site may also link to other websites. We don’t control them, and their own terms and policies apply.

9. The Free Checklist and Site Content

The double-close checklist and everything else on this site are general educational information only. They are not legal, tax or financial advice, and they may not cover the rules in your state or your specific deal. Laws and practices change, so check them with your own professionals before you act. You may download and print the checklist for your own use. Please don’t sell it or republish it as your own.

10. Our Content

The site’s text, graphics, logos, checklist and other materials belong to AL Innovative Services LLC or its licensors. They are protected by copyright and trademark laws. Except for the personal use described above, please don’t copy, reproduce, distribute or reuse them without our written permission.

11. Things You May Not Do

You agree not to:

  • Use the site for anything fraudulent, misleading or unlawful.
  • Submit false information, or information about a property or person you’re not allowed to share.
  • Pretend to be someone else, or submit forms for someone without their permission.
  • Interfere with the site, its security or its forms, for example with spam, bots, scraping or malicious code.
  • Use the site to send unsolicited marketing.

12. Disclaimers

The site, the checklist and our introductions are provided “as is” and “as available.” To the fullest extent the law allows, we make no warranties of any kind, express or implied, including about accuracy, availability, or fitness for a particular purpose. We don’t promise that the site will be error-free or always available.

13. Limitation of Liability

To the fullest extent the law allows, AL Innovative Services LLC and its members, employees and agents are not liable for:

  • Any indirect, incidental, special, consequential or punitive damages, or lost profits, deals or data.
  • Any decision, action, delay or failure by a funding partner, title or escrow company, seller, end buyer or other third party.
  • Any loss caused by incomplete or inaccurate information you or others provide.

If we are found liable anyway, our total liability to you for all claims will not exceed $100. Since our introductions are currently free, this cap applies even if you paid us nothing. Some places don’t allow certain limits on liability, so some of these limits may not apply to you.

14. Indemnity

You agree to cover any claims, losses and costs (including reasonable attorney fees) that we face because of your submissions, your use of the site, your dealings with a funding partner or other third party, or your breaking these Terms or the law.

15. Governing Law

California law governs these Terms, without regard to its conflict-of-law rules. Any dispute about these Terms or the site will be handled in the state or federal courts located in Los Angeles County, California, and you agree to their jurisdiction.

16. Changes to These Terms

We may update these Terms or change the site at any time. If we change these Terms, we’ll post the new version on this page and update the effective date at the top. If you keep using the site after that, you accept the updated Terms.

17. General

If any part of these Terms can’t be enforced, the rest still applies. If we don’t enforce part of these Terms right away, we can still enforce it later. Together with our Privacy Policy, these Terms are the full agreement between you and us about this site.
